Lack of affordable housing plagues our community

Finding affordable housing in Oakland is becoming more and more difficult. According to Oakland City’s Equity Indicators Report, nearly half of Oakland’s population is considered rent burdened, meaning they spend over a third of their income on housing.

Why Leapadu ADUs?

Michael was inspired by his own family after having his in-laws living in an ADU on their property. Still living together 11 years later, he realized that this might be a solution for more families in search of safe affordable housing.

With over 20 years of Housing Development experience, he knows most people cannot afford to implement an ADU on their properties. The three major hurdles that make ADU building an almost impossible risk are money, time, and management.

Here is why:

To install an ADU, you must invest upwards of $150,000-$250,000. This includes fees, permits, materials, paying your workers, and more. This doesn’t include interest on the loan from the bank for the build. Even if you can afford it, this investment doesn’t pencil out with a good return.

Time is also a huge factor to consider. You must find the right builder, maybe take a couple of estimates and that can take about 2-3 months. Then there is the permit process which adds 3- 4 months and building time which is 4-9 months. The total time it takes to build an ADU could take over 1 year!
